What chip seal actually is
Chip seal is a two-part surface treatment. We spray a heavy asphalt emulsion (a binder oil) over the prepared base, then immediately spread clean angular aggregate (chip) on top, then roll the whole thing tight. As it cures, the binder grabs the chip and you're left with a hard, traction-grade surface that handles vehicles and weather.
Why people on big properties choose it
Chip seal costs a fraction of hot mix, sheds water well, gives you traction in winter, knocks down dust through the dry months, and holds up to ranch traffic, ATVs, and trucks. For long driveways, ranch roads, HOA loops, and rural access roads, the math works out, better surface than gravel, lower cost than asphalt.
Where it's the wrong call
Chip seal isn't the right finish for a typical residential motor court or commercial customer-facing parking lot, those want the smoother black asphalt look. Chip seal is at its best on longer surfaces where ride feel and visual finish matter less than cost-per-square-foot and durability.
Maintenance is simple
