When an overlay is the right call
Not every aging asphalt surface needs to be torn out. If the underlying base is intact and the failure is mostly cosmetic, fading, light cracking, surface oxidation, an overlay restores the surface for a fraction of the cost of full replacement. We inspect the base, check the edges, and tell you honestly: overlay, patch, or full replace.
When an overlay is NOT the right call
If the base is failing, alligator cracking, sinking spots, drainage issues that have been left for years, an overlay just hides the problem for a season or two before it telegraphs back through. We won't take an overlay job if the base is shot. We'll quote you the right work instead.
How an overlay actually goes
We clean the existing surface, route and patch any cracks worth saving, apply a tack coat to bond the new mat to the old, and lay 1.5 to 2 inches of hot mix. We roll it tight while it's warm, set the cure-time expectation, and walk the job with you before we leave.
Lots, driveways, roads: all candidates
Residential driveways, commercial lots, HOA roads. If the geometry hasn't changed and the base is sound, the overlay works. We'll come out and assess.
