For most private roads, chip seal is the smart-money option. It's tougher per dollar than asphalt and handles rural and mountain conditions well. For shorter HOA loops in higher-end communities, asphalt may be worth the upcharge for the smoother finish and visual appeal. We'll walk through both options with the board.
Gated community access roads
We've done plenty of gated-community work. Coordination with the gate operator, residents, delivery schedules, and emergency-vehicle access, all part of the job. We minimize disruption, schedule the cure window in advance, and keep at least one access lane open whenever possible.
Long-term maintenance
